Snagging is an industry term for ‘faults’ ‘blemishes’ and other defects in a new home.
A snag is also known as a patent defect, that is visible to the human eye upon inspection.
Examples are - panes of scratched glass, poor decoration, poorly fitted kitchen units, etc
Snags are never intentional, they are mainly decorative or superficial, but they should not be there and your builder should rectify them for you, within a reasonable timescale.
Builders carry out very thorough inspections throughout the build of your new home, and there are various key inspections carried out by independent warranty providers (NHBC and Premier for example).
But there are times when items are simply missed, or occur after these inspections are done. By instructing your own independent snagging inspection you can be assured that a further thorough check will capture all of these.
Most builders will fix the snags swiftly, but for those having difficulties it may be wise to formally record your complaint with the NHBC using their resolution service - we can help with this. We recommend that you use our services to formalise your complaint as soon as possible, to ensure it is recorded against the property warranty.
If they don’t there are various paths of recourse open to you - but let’s assume your builder is a responsible builder and they resolve all of your reported issues as they should. If they don’t - we can help.
Regional and Warranty Provider Variations
Each warranty provider will have their own technical requirements and guidelines, and in certain circumstances regulations can vary across geographical areas, Before we start any inspection, we check which warranty provider is in place, and if there are any local variations to regulations. We also keep up to date with regulation changes across the UK through professionally delivered CPD and industry training.
